SP, what ya calling 'north' ? Central Florida, or Georgia and further up? My wife and I are considering moving south when our retirement happens in 3--5 years. South meaning Gulf Coast below St Pete.

Stay on the Gulf coast, different world. If it weren't for my wife's family I would live on the gulf coast and drive 3 hours to work every third day. When I retire I'm heading further north somewhere on the Gulf Coast myself. But Who knows in 21 years the gulf coast might be like Miami now, lol.

If good riding is a must have you need to stay on the west coast north of New Port Ritchie along hwy 19. The local riding south of that is dull and straight all the way down. If house Value for money is more important, North Port, Port Charlotte, and Ft. Meyers are all just dirt cheap right now. Life on the water is a lot different on the gulf as you don't always have breakers rolling in to contend with. Some days the Gulf is as smooth as glass.

south of Tampa >> Cape Coral has the best on water deals right now of, I think, anywhere... shop smart and you'll be happy

otherwise, stay north of NPR as stated before

Spring Hill and Tarpon Springs may interest you as well
