Constant issues with tenants, repairs, payments. I'm wondering if anyone has experienced a moment when it became clear they couldn't continue without property management? What was the final straw?

I had experiences where I thought I could handle it myself, only to have tenants call at the most inopportune moments. After bringing in management, the issues became less frequent, although I wouldn't completely relinquish control. Everything depends heavily on how the relationship is structured.

I'm currently in the process of choosing a management company because I recently bought a house in Seal Beach and I understand that managing the rental process myself will be difficult. So far, I've only spoken to the guys and researched the information on the seal beach property management website. That website describes how they work specifically in this area, and I liked that. I like specifics. Right now, I'm more interested in comparing terms and asking questions than actually using services. But based on my initial contacts, I'm pretty relaxed. I think this could be a good option for my first property.
