As others have said, don't sign the title over until you know for sure.
First, look at the name of the bank the check is drawn on, and go to a branch if you have one locally. If you don't, then have your bank call the bank that the check is issued from, to verify the account, the name on the account, and that funds are there and ligitimate.
Then ask your bank to give you the money in cash if you are worried about it, because once the cash is in your hands, it is much harder to get it back, especially when they verified the money in the first place.
If it were me, I would take notes of who did what, and I would ask to speak to the manager and express my (your) concerns and that you don't want to be a victim of fraud. Good luck.

I've taken plenty of cashier's checks for bikes or cars I've sold. When a legit cashier's check is issued, the funds come out of his account at that time so a verified cashier's check is basically cash. Two days is enough time for the bank to verify the check is good. They can simply call the other bank and verify they did issue the check.
I bought a bike across the country one time..I talked with my banker and he contacted the sellers bank.They did a wire transfer and held the money in escrow until the shipper picked up the bike.When the shipper picked up the bike..he called me and the bank , then the seller was paid.
I know someone that went through the same thing in his case it was a scam,this is what he did:
Tell him ok but before you sign the title over you have to wait till your bank says the funds have cleared but if you noticed that he sends more than you agreed for you will get a call or email saying its for the shipping could you send the difference back to them then DON'T it will be a scam.
The cashiers check my buddy got didn't clear, but he never sent him money back or signed the title over.
The thing is if your leery about it or don't feel comfortable doing the deal don't
Just Google "Cashier's Check Fraud" and see what you get. It used to be ok to accept these checks and count on them being as good as cash. Not anymore. Wait until you have the cash in your hand or account before you release anything. If the buyer is not willing to wait then too bad. At least you will still have a bike to sell.
