I would think a new business on Massey Branch Road next to Lake Santeelah would do great. It is a beautiful place and near both rides.
This economy is tough so it would take some time if it ever succeeded.
I go up there a few times a year. Like others have said, even established businesses are struggling. When you say "Dragon Area" you could include Pigeon Forge. Personally I despise that Tourist Trap Town. But the few times I did go there, it seemed to be doin pretty well. (judging from the Traffic Jams) Dolly Wood and all the rest of that crap might be enough of a draw to make a good business profitable. But there is a shitload of competition.
On the NC side, figure 7 or 8 months of decent traffic. Most places are closed down after the leaves turn. I've put a lot of thought into something like that myself. I love that area but I got no *****, not enough money, and all the good ideas have already been taken!

Hank at the old BBQ / bar right there in Tellico sure proved your point! Forget the name of it right off. In the square. I thought he had a good shot at it but apparently the locals didn't.
