Anything that goes to loopnet means listing agent was not able to find a buyer from his pocket list.
Almost all deals on loopnet are duds....investors don't think there is enough meat on the bone. It will stay there and fall off....or seller has to do lots of concessions.
When I first started investing in Multifamily...I started looking at loopnet and networking with the brokers. And used listings there to underwrite my deals and give feedback to the brokers why that deal does not pencil for me. It also gave me an idea of the market in general.
Now a days I have transitioned into passive investor and roll all my money with my friend who is a seasoned Sponsor. I let him do all the work and I just keep an eye.
