I have used mink oil on many boots over the years. The leather has always absorbed some water but enough water was blocked to keep my feet dry.
The thing is these products have to be used multiple times for the protective material to be absorbed enough to protect the leather from water. Then must be used often enough to maintain the level of protection.
In a way it's like waxing a car. The water beads up real well and the water just rolls right off. Then as the wax wears down then the beading and protection lessen.

Lexol is good, I use that and Feibing's, available at the same type of store. Leather does not replace rain gear! However, I use Feibing's on all my leather and it will repel LIGHT rain. In a real soaker the leather will get wet.
Why would you use "roofing" sealant on a leather garment when there is a myriad of water resisting leather products available? Would you paint your car with house paint? I don't get it.
