That's a great looking bike. I'd be patient and wait it out, especially until spring. My bet is that it will be very close to what someone is looking for. I bought my bike used and it had 90% of the stuff I was gonna do to it anyway.
35K is not a lot of miles for a touring bike IMO. I would take that over a bike that sat most of it's life providing proper service was done. From the looks of your bike it doesn't look like you neglect your bike. Be patient it will sell.
Go online and look at completed auctions. You will be surprised at how low a price you can get an 09-13' for, kinda sad, I am in the same boat and have decided to ride mine at least another couple years.
I think the $15k obo is a fair starting point with the concept of you can lower the price but can't go up. I will take less, just don't want to short myself. I think I paid around $13 or $14 for it; it had around 5k miles on it but in original Police form it was very unattractive. I can definitely wait since I have title in hand, I'm looking to buy a nice used horse trailer when I sell it. I've been offered cars and ATVs for trade, but I have no use for those. I also have a VROD for sale also, it's actually getting more traction then the touring bike.....go figure

FWIW...I bought an 2011 SG in early spring (peak srlling time) with 5800 miles, $4000 in extras and an ESP for !16,500. Either wait for next spring or do some soul searching as to what you need out of it vs. how fast you want to sell it. Good luck.
A local dealer here in NH is selling an 09 with just over 7,000 miles for $11,999.
Nice looking bike but I would say your asking price is way to high.

The used market is flooded with baggers. Also, some buyers shy away from bikes with mileage north of 20K. I never understood the thinking. I recently bought a '06 Ultra with 43K miles.
Market activity slows this time of year, especially in the snow belt states. I suggest lowering your price by $1500. Unless you're really motivated to sell, hold the price 'till spring.

you bike is highly individualized so you need to wait for the guy who wants exactly what you have- your mods don;t appeal to all.
so getting your money back out will be a challenge- do you have a pile of original parts to go with it?
( this is like a van with a mural of a polar bear fighting a viking under the full moon with 3 wolves howling and an Indian Chief shedding a single tear...worth $5000 to the guy who wanted it, but to some they see the expense of removing it.)
not apples to apples, but i paid $15 cash for my 09 FLHTC. abs/cruise security and paint.
this was in 2010 with a year of warranty left and 5000 miles.
It was a screamin' deal...and it took me a while to find it and then work it out with the owner.

Mike, thanks for the feedback. I have all the original parts, including stock bags with lids, seat, fender and a other comfort items that I put in the listing. Airhawk seats, C&C passenger seat, rider and driver back rests, etc. That is why I'm kinda stumped with the lack of traction. I don't owe anything on it, so I'm not in a rush to sell it, but I would really like to get at least a $12-14k offer to consider. I'll probably reduce it to $14,500 or some other pleasing looking number, but not in a huge rush.
You have to realize that modifications do not necessarily add to the price, they do if the person is looking for the mods you did, but it does not for a financing stand point. They look at year, mileage, factory options, condition and that gives you a price. Everyone who buys a new bike cannot get what they pay for it new and if you do mods to it you cannot regain the price most of the time, just enjoy the mods for yourself. Doing the mods is the chase and when you finish you either ride the damn wheels off or you look for a new one to mod out.
