First…. make sure it is in first gear.
If not, then you need to learn to turn it off while it is in first.
(HD does not want you 'shifting gears' with the motor off)
Second; sit on bike, front brake engaged (and bike in first), toe under shifter (much easier than using your heel and pushing down. Your toe gives you better feel) you can be running or not to go from 1st to Neutral….
With your toe giving slightly upward pressure, roll bike backward easily about 2 inches…. you will feel the shifter 'release' and as such then be in Neutral.

The '05 Deluxe I used to have would sometimes take several tries to get into N. Current '07 Deluxe never seems to have any problems, hot or cold.
FWIW, I typically will ride the bike into it's shed and shut off with it in gear. Then when it's time for next ride, I sit on the bike, reach down and use fingers to pull shift lever up to N, then back the bike out before cranking.
Probably not a matter of lube, since I've used Formula+ in every Harley I've owned.
